The key areas of specialisation are
- Landlord and Tenant: Dealing on behalf of both Landlords and tenants in respect of schedules of dilapidations; advising tenants on their liabilities when entering into a lease; procurement of building works to comply with repairing obligations during and at termination of a lease.
- Building Surveys: Undertaking pre-purchase, structural, due dilligence surveys for commercial and residential, purchasers and investors to make sure that they are fully advised on the condition and potential pitfalls of the intended property to be acquired.
- Building Pathology: The analysis of building failures on both commercial and residential properties and the provision of cost efective solutions and advice on making any relevent claims where appropriate.
Party Walls and Boundary Disputes
ODL Consulting can provide specialist advice in connection with Neighbourly and Party Wall Matters. The Party Wall Etc Act 1996 applies to the whole of England & Wales and confers rights and duties on developers and builders undertaking work that affects adjoining properties. The Act is essentially an enabling Act that imposes a statutory duty on developersto avoid unnecessary inconvenience and compensate for loss in the event of damage being caused.
The Service Provided
- To advise developers of the rights imposed by the act and to advise on which elements of their proposed project will require service of notices under the Act.
- Preparing and serving notices.
- Preparing and agreeing schedules of conditions and Party Wall Awards.
- Liaising with adjoining Owners and their appointed surveyor and resolving issues relating to compensation and Damage.
- Acting for adjoining owners where notices have been served by developers and formalising Party Wall Awards to ensure the developer complies with his statutory obligations under the Act.
